Planning a Conservatory Roof Replacement in Scotland

Check Scottish building warrant requirements
Requirements depend on the building and the changes proposed. Ask the council building standards team whether a warrant is required and what information it needs. Agree who will obtain drawings, make any application and supply completion documentation.
Ask about planning separately
Do not assume that a decision on a building warrant also answers planning questions. Describe changes to roof appearance, height and use, and flag any listed-building or conservation-area considerations to the planning team.
Assess the whole conservatory
Check the frames, supports, existing roof and junction with the house. Tell the assessor about leaks, movement or previous repairs. If you also want to remove connecting doors or change the heating, include that in the proposal from the start.
Agree access and weather protection
Discuss delivery space, safe access and where the old roof materials will go. Ask how the conservatory will be protected while the roof is open and what happens if weather affects the programme. Agree timing with the team for your particular installation.
Keep a clear handover record
